Planning control inspecting builds

    The Planning control department in mayo seem to have taken a sudden interest in inspecting one off house building. They are requesting constrution drawings, BER info, & specific detail in relation to part L & part M in a large percentage of cases. They are also visiting the site.
    Why the sudden interest? I have never had any dealing with them in about 7 years until now. Its a good thing in many ways as it puts a bit of extra fear into the home owner in relation to doing everything right, getting proper trades people & not trying to change 'small' things along the way.

    it is building control not planning control. Got my letter a year ago and contacted them directly. I would suggest doing the same as they can be helpfull with some tweaks you mentioned.
    I had an issue with the disabled access at the front of the house and have since agreed to have it to the side entrance as this is the mots used main entrance.
    They are inspecting only 1 in 5 builds so when i got my letter it was a shock to my engineer but it is becoming more common place now.

    Great, when all the building was taking place during the boom, they wouldn't do their job, now that they need to justify their existence......
    But it's still a good thing, as most one off housing (and nearly all) larger developments are non compliant.

    I find it to be the case, and a bud who works in this field (inspection) finds it to be the case also.

    Yes they have become more active in relation to one off houses in mayo in the last year as they have no commercial work to be inspecting, the Building Controll Officer told me that himself!! Personally i think it is no harm and long overdue, there has been a culture here in Mayo and probably other places of building by direct labour where the certifier is only certifying ammounts for a mortgage, with no emphasis on quality or workmanship and no fees paid by the client to ensure this. I personally hope it keeps changing as quality and workmanship are becoming very key points in the construction of low energy constrcution.
