How much less than asking house prices will estate agents accept?

    People just don't know how much less than the asking prices for houses will the estate agents actually accept? There are rumours that buyers that offer a lot less and threaten to walk away are called back by the estate agent. I know of one case in which there was a house in South Dublin advertised for 900K. The buyer offered 550K and the estate agent lost his temper and said he was insulted - but later accepted the offer because it was the only offer and he had to sell.

    Any advice on just how little you can offer below the asking price without the estate agent losing his cool?
