RIAI Schedule of Conditions for a building contract

    Our architect has suggested using the RIAI ' Agreement & Schedule of Conditions for a Building Contract' 2002 Edition with some insurance changes from 2007. It is intended the construction of a house by a single contractor & quantities do not form part of the contract

    Questions I have
    - Is this the best form of contract
    - What conditions would you suggest changing / better defining based on your experience
    - Are the usual/ default insurance, retention, terms..etc..OK
    - are there suplemental changes you'd suggest to this document or the project specific docs to tighten it up

    Am not looking for professional advice here, just opinions & experience
