I am trying to figure out what I need to do to ensure I get the final cert. (Provided everything complies with planning permission)

    1. Plastering Complete
    2. Second Fix Electrics
    3. Tiling
    4. Second Fix Plumbing (including all bathroom wares)
    5. Foot Paths.
    6. External Plastering
    7. Running Water
    8. Heating

    9. Stairs
    10. Final bits of Insulation & Vents

Things that I am unsure about :

Flooring (Laminate & Wood), are they required?
    Door Frames & Doors Hung?
Kitchen (Carpenter wants to put in a temporary Sink and prep area. Get all trades out before he finishes)
    Skirting & Architraves
    Painting?

Do these need to be done before before the final cert:

    AirTightness Test
    Thermal Camera Testing
    BER

Just a bit confused as to whats required to get the final bits wrapped up, if I know the order I can have them all done very quickly.

    Cheers

Air tightness required prior to certification to show compliance with Part L

BER required prior to occupation to comply with SI 666

Thermal camera test not statutorily required. Not sure what good it would do you at this stage when plastering is complete.

Did you also specify to the builder that you want your garden/land cleaned up of all building materials and all gravel/hardcore,rubble removed from the soil and a layer of top soil spread over the gardens??

Builder has bailed/sacked, so I've got to get it sorted myself. The majority of the ground works have been done and I've been collecting all the waste in 1 spot so as to make life easy when I order the skip.
