Brick vent of sorts

    Hi Folks,

    Wondered if someone can advise me. I notice that in our estate of many houses that there is inconsistancy in the amount of vents in the bricks.

    Our houses are timber frame. At the base of the timber frame there is little vents put in to let moisture out I am sure. However these do not seem to be present in every house. Some have none. Some have 1 and some have 2 on every wall.

    Is there a building regulation on these

    Is there consequences for them not being present

    Is there an obligation on the builder to come back and provide them


    Any information is helpful

    Lastly if they are retro fitted surly homebond and premier guarantees will become void.

    hi
    the vents you refer to are called cavity weep holes they generally should be present at both the top and the bottom of the wall, the size of these will determine the frequency but you would normally expect to see them approx every 1.8m
    is your property plastered,if so its very likely that the vents were there but to make his life easier the plasterer simply knocked them in with his hammer and plastered over them.
    As for your homebond guarantee that only covers major defects and will not be affected by any works of this nature

    Thank you. I have a slight dilema. I have a couple but have only one on the back of my house and on the side. Do I leave it as is or risk doing damage fitting them. As i imagine if i drill in the wrong place i could cause a crack/

    I have the required amount at the top and attic level.

    hey joey
    the external leaf is not structural in a tmber frame house so there is no danger of causing a crack.
    you have not said whether the house is plastered, what size of hole are you putting in?
    and have you bought the correct weep vents (generally these require you to drill a series of 12mm holes approx 70mm high)
    and if you have the right amount at the top you should have the same number at the bottom

    The house is brick with a plaster finish..

    I have not bought any vents yet. I just noticed that they were present on some and missing on others.

    I have plenty at top but as say only a couple at the bottom.

    go to your local builders providers buy the required amount and drill and fix in using a construction adhesive such as tek 7

    Thank you. I have no problem doing that. I have read a little and the only requirement is that they are below the DPM level.

    I just wonder if drilling at such intervals can cause any damage to the wall.

    I have also found a version which I quite like but might use the orig type so as to match whats there
