    Hi,
We are about to start building our new house.
We received planning permission over a year ago with the condition of paying
just over €6000 in water/recreation/road charges.

It says no works can begin until this is paid. Does anyone know if this can be paid in instalments and how do we go about it?

i know we paid about 3500, but 2k of that was a road deposit, , , and will be returned once the house is signed off. . . . . .

but my engineer also told me dont worry about it,. , , , go on ahead and pay. . . but lets just say that once u submitt the commencement notice the letters will start coming, not to mention heavy handed. . .
i think that if u start off holding back funds of 3-4 k or even 6 at the outset u might be shocked with the over budget bill at the end of the project. . .

were u not aware of the fees?

I have to pay a similar amount to the council but they are sound about when and what we pay back....as long as it is done under 2 years.

I am going to pay them in 3 or 4 installments....pay them a bit each time I draw down money. Talk to them, they might work out something with you.

They are all valid charges & part of the build costs. Why hold off on paying them?

We were told that we could pay in installments. However they wouldn't process our water connection without having the contribution fees paid in full. No choice but to pay the remainder in full. Then they ask for the seperate fee for the water connection.

We have been aware of the fees from the start and intend on paying them.....we were happy to get planning permission with very little hassle.

Its good to hear that it can be paid in instalments as it is alot of money to pay straight off before mortgage comes through.

    thanks for replies

Well you wont get the bill until the commencement notice is sent in. You would have a few weeks to pay then anyway. That would surely get you to subfloor level & a mortgage drawdown.
