    Hi all,I moved into a warehouse,last Feb/March,which was basically a shell,1 roller door by chain,the other half completely open,no electricity,i.e,no sockets,no lights etc,no back door,so i completely revamped the whole thing,2000sq ft,built an office,instaled wiring all over,re built the whole front section,installed a steel security door at the rear,all at my own expenxe,approx 3K,now,luckily i didnt sgn a lease,and i voluntarily shut down the ltd company just before xmas,because of the weather conditions and the big R word,ive since this week moved into a much smaller space,1/4 rental price,now,i owe this guy around 4k,for a few months loss of rent last year,but since i put in 3k,would it work out out that i owe him only 1k,or does it work like that,or if he doesnt want to do it that way,am i entitled to remove all my electrics,fuse board etc,and leave it exactly as i received it,just a shell.
    Any advice would be appreciated

    Might be worth giving threshold a bell for advice. Not sure if its only domestic queries they deal with but Im sure they would hear you out at least and worst case situation direct you to the right people to advise you.

    Threshold are advisors for tenants in domestic rental properties, not commercial.
    Try and speak to a Commercial Estate agent and ask about a unit to rent and pose the question to him/her as to what the norm on this type of scenario is?
    When armed with the info, then its going to be down to negotiation with your landlord.

    Perhaps ringing threshold and asking them who to call might actually be more effective. Some people have a chip on their shoulder about my first post and will do whatever they can to belittle anything new I got to say.
    A commercial letting agency will tell you nothing you want to hear as Im sure you will know.

    And what makes you think threshold will? There are for domestic rental and deal with issues between landlords and tennants etc.

    Ringing a commercial letting agent will at least put you on to someone dealing in commercial property and if they dont know the answer they are more likely to tell you who does considering they are in the commercial side of things.

    A very simple reason. Threshold are in the business of helping and advising tenants. Commercial letting agents are in the business of screwing them.
    Threshold have fielded many questions over the years from the likes of the OP and will no doubt send anyone with a problem of this nature in the right direction for advice.

    Jamesy you're entitled to remove everything from the warehouse and leave it as you found it. Warehouse leases are generally "shell and core" as you have described. Some leases even demand that the tenant returns the property to the original letting condition at the end of the lease.

    Personally, I would contact a commercial letting agent and ask to have the unit evaluated for a letting (don't tell them you are vacating/have vacated). Ask for a letting proposal in writing. They will do this for free and it will set out the rental market and what the landlord can expect to realise on a monthly/annual basis.

    Take the proposal figure and compare it to the amount you originally let the unit for. Use the difference as a bargaining tool to get your landlord to reduce the arrears.

    Please don't take this the wrong way but in future you would do well to sign a lease after taking qualified legal advice. It would save you an awful lot of hassle for years to come.

    Not unlike what I advised as well as Axwell did. We both said to contact a commercial property Estate agent.

    A big difference really in the advice offered.And certainly much better then what I had to offer.
    I think anyone reading this or any thread that you reply to me on will see you for what you are.
    In fairness a quick look at the innocent nature of the 15k thread you started speaks volumes.
    Can you try to let my post on the topic go now like a good boy as this is doing nothing to help the OP.
