    Hey,

    In general, would 1/2 acre of land be enough to build a decent 3k-4k sq ft house. Would there be much left over for garden\garage etc?

    well 1 acre is 4046.83 metres.I'd imagine that on half an acre it would be fairly tight.Call your local planning office and they will tell you over the phone.

    contact you local authority....

    if you have to retain an existing building line of adjoining dwellings then it may be unsuitable.

    if teh 3-4K sq ft dwelling is in one massive bulk then it will be viewed differently than if it was designed with effort to reduce the mass size and bulk by creating adjoining sections. will it be a two storey or single stoey??

    if the site dimensions are awkward ie more square than rectangular, or wider at road rather than deeper into field etc

    as you can see theres lots of different factors in determining whether a dwelling size is suitable for particular site sizes. arrange a pre planning meeting.

    Also, if you need to install a wastewater treament system and/or well you will probably need a significantly larger site than if there is mains sewage/water available.

    A basic rule of thumb in my parts is that 0.75 acres is required where both a well and septic tank need to be installed but as mentioned above there are alot of factors.
