Folio for house purchase

    Hi,

    I'm currently in the process of buying a house. Offer has been accepted (November last) and I'm still waiting for the contract and documentation to be sent to my solicitor. I've been in contact with my solicitor each week seeing if they've got an update for me. Last week they said they got a letter from the vendors solicitor saying that they are still looking for the folio.

    Should the vendor/vendor's solicitor not have the folio number/documentation already in their possession? Would it normally take this long to get these items sorted anyway? Thanks.

    New house, built about 3 years ago I think.

    Ok

    The position is that the solicitor for the vendor of your house had to stamp and register the deed of transfer to the vendor and lodge that in the Land Registry or Registry of Deeds. If it is Land Registry this process can take some time but even so the solicitor for the vendor could furnish a copy of the documents lodged in the Land Regsitry. If you want to PM me the name of the vendor and the County I can do a search on line for you and see what the story is
