    Hey there,

My sister is currently looking for a house to buy. She has two in mind that she really likes but obviously needs someone to check them over for her. Just the basics, like if it will need lots of work etc.

Can anyone advise what to do or where to go??

    Thanks a mil

Your sister's solicitor will advise on an engineer/architect/architectural technician to check the house over for her and advise on what needs doing.

She needs to hire a building professional* - not a builder to prepare an inspection report

*Architect , Architectural Technician or Building Surveyor

You'll probably get a few referrals, provided someone doesn't try to sit on your request for help.

We used a gombeen our solicitor ~advised~ us to use,
    and he was hopeless!

Her solicitor reccomended a builder but he doesnt seem to want to answer his phone at all!!!

She knows she needs to get a surveyor when she puts in an offer, but apparently they cost 400euro plus (is that right?) hence she was hoping someone in the trade can check it over before lumping out that kind of money and giving her an honest opinion!

Have any of you had this kind of thing done before?

    Thanks so much

The inspection cost pales into insignificance vs. the purchase price of any building .

It is vital to have the house inspected by an insured professional as advised and it is common practice .
