Commencement Notice

    i posted this by registered post before christmas to the address given on the notice. had it returned to me today, house has started!!!!

    i'll have to ring them monday and see what the correct address to send it to is....i can't see how this is my fault as the address they gave is incorrect...will there be an issue here?

    A commencement notice is more of a gratitude thing,just to say that you are going to start building work in 12-14 days time.

    You wont be in trouble over this.

    When it comes to matters like this,I prefer to ring up and get a fax number,fax in the paperwork and then keep the fax confirmation,or actually deliever it into Wood Quay in person and pay the commencement fee there and then.:)

    i think i will deliver it in person next week then. i'm in cork. i had the bank draft for the contributions in with it too, hence the reason i sent by registered post!!! i'd love to just keep the bank draft and put it back into my account :) its €6400!!!

    I wouldn't consider it that lightly - it's actually a civil offence not to submit a commencement notice. You are legally obliged to submit a minimum of 14 days prior to commencement. You can be fined for not submitting one.

    Having said that, if I was 1922, I would not worry at all as you can show that you did send in the notice.

    yes i can. bank draft, notice is adted and at least sending by registered post proves i tried. will deliver personally monday :)

    It is a serious part of your planning compliance so get it in to them but there will be not issue over the few days. Bring it in and explain that the dates arent quite right due to the wrong address.
    I wouldnt send in any mortgage drawdown until you get that in so that the dates match up. It would never be an issue though in reality

    I mean that its more looked upon as gratitude that you notify that you will be starting your building work after the 14 days.

    You send the notice in with the fee of around 25-35 euro,or some amount like that.

    I was told that by a builder,by 2 architects and also in person by a city planner when I met him in person over in the planning department in Wood Quay,Dublin 8 before.Its more of a gratitude thing,thats the purpose of the notice these days,you can start interior strip out work and renovational work,but you are not supposed to do any foundation or actual building work until after 14 days.But its not that strictly enforced these days.Thats according to the people above.

    Stuff like this is best done in person and then you have the recipet to prove.And your commencement starts from that very minute/day.

    I agree. The Commencement Notice number, issued by the LA on receipt, will be required by your Certifier for their Certificate of Compliance with Building Control / Regulations. The date of lodgement / receipt by L.A is also usually on the Certificate. "Date of Lodgement :- & Commencement Notice Number:-" Basically sending in a Commencement Notice is required to comply with the Building Regulations.

    I'd go in to the L.A in person, explain what happened, show your postal proof and take the Local Authority's advice.
