stamp duty on farm inheritance query

    hi there

    myself and my sister stand to inherit our parents farm. we need to find out what the stamp duty would be to decide if it would be worth us doing our ''green certs'' - well me mostly as i'm under 35 and she already has one but in any case she's over 35 and therefore is not expempt from paying the stamp duty.

    i think it's something like 3% of the market value? am i right? but who will be valuing it? how do we go about finding out a ballpark figure before anything is signed and sealed?

    any help would be much appreciated. this is way outside of my realm of knowledge!!
