Doing a new build at the moment.
just at roof level.have got windows measured up and happy with quote.
architect spec says they must be vents in windows but window supplier saying his windows are 1.1 u value why would he drill holes in them to make u value higher. My question is is do i need vents in the windows.I don't have wall vents in all the rooms. What are the regulations.Any answers appreciated.

    the regulations are:
    http://www.environ.ie/en/Publications/DevelopmentandHousing/BuildingStandards/FileDownLoad,1647,en.pdf

you need permanent background ventilation. You can supply this by either hole-in-the-wall vents, window vents, or by mechanical ventilation means.

the window manufacturer is not going to drill holes in his window frame.

do you have any professional input on site into your build?

Vents are a must to circulate air and prevent the likes of mildew etc. The window company should be able to offer you a vented option which can be opened or closed on the inside.

Also if you have an open fire that room will need a wall vent according to building regs!
