please help. conservatory prices rough ideas?

    hi ,
    was thinking of getting a conservatory or a lean to in the rear of my house.aroud the 10 ft x 12 ft mark. we have two double doors leading out to the back garden. so ideally id like it attached to to this. i have no idea what the cheaper option is lean to or conservatory so any ideas would be great, i also want a radiator and power sockets in there too.if anyone had this done , id like to know what costs were involved.

    It might not be a bad idea to call some timber frame companies and see what they'd charge for something that size. A few of the prefab companies will design it in-house for you and could do something like a conservatory very quickly.

    thanks for your reply, dont suppouse you know any company names you could put me on too . as in companys that specialise in timber frame lean 2s

    we used these guys, there work is fine, there a 3 prices with a description of each at the top of the page. The electric package was 2 double sockets, wired for lighting at the top of the condervatory, as far as I recall it would have been an extra €500 to get a radiator plumbed.

    The flooring is woden joints with plywood? sheets over it, obviously you can put what you want on top of that, this is to speed up the constuction and I can see no problems with it after 5 year.

    Couple of questions, is it a two storey house, if so you should go for either a Victorian ( 50 pence style front ) or Edwardian, ( rectangle )
    Roofing options are polycarbonate or glass, poly is cheaper, but if you are overlooked by neighbours, you cant see thru it.

    with a dwarf wall, double doors, opening vents all round, electrics, and plumbing for rad, expect to pay 12K for poly roof and extra 2K for glass.

    If its glass ask for Low E argon filled units, safety glass, with a tint to roof to cut down on glare. external finish to match house and internal walls plastered.

    What area are you in.
