Renting Apartment with horrible Sofa whats our rights

    HI ,

    We have been renting an apartment for the last 9mths and the sofa has got progressively worse to a stage now where you can feel the springs on your ass , also its impossible to sit up straight in it for more than 10 mins as your ass sinks into the back and pushes your shoulders forward.

    Both of us had tight knots in the same part of our back where the sofa makes the curve.

    Do we have any rights to ask for a better sofa or is the land lord only obliged to provide , fridge /microwave

    You can ask him/her.

    Since the sofa was part of the deal when signing the lease, and it is now no longer in good condition, he or she really should replace it.

    It never hurts to ask. In the current climate, if you're a good tenant they'll be keen to keep you, not lose you over something silly.

    Tell the landlord the sofa is becoming unusable. If he's a good landlord he should replace it - this is standard. He gets to depreciate the cost against tax so it's relatively inexpensive for him.

    Note; the landlord is not allowed deduct reasonable wear and tear from the deposit. Just don't mention if anyone sleeps on it!
