Landlord

    Not a huge problem but someone might have experienced the same thing, am moving out of my apartment at the end of the month, have given my notice and all that so no issue there, but my landlord keeps coming over completely unannounced to show people the place, this morning i was woken up at 9am to the sounds of people walking around outside my bedroom door which understandably gave me a bit of a fright.

    I dont mind him showing the place at all, obviously he has to get new tenants in, just a bit of a heads up would be nice, it happened again there not a half hour ago, came out of the shower wearing nothing but a towel to find him and two women standing in my bedroom, again completely unannounced. I'm not at work at the moment and have piles of studying to do for exams so I'll be there most of the day until we move, starting to feel a bit uncomforable at the notion that random people are just going to be shown around the place at any time of the day. He has my number so its hardly a big issue to give me a quick ring? do I have any leg to stand on here?

    If I wanted to be really petty I could inform the potential new tenants that the reason I'm moving is that the people upstairs think its ok to play techno music until 3am most nights despite complaints from everyone on this floor, yet nothing has been done about them, I'm, living here nearly 5 years, they're here a few months, guess long term tenants mean nothing to the place that rents out these apartments

    Have a quiet word, person to person with the landlord to say that this isn't on.

    If it persists, have the conversation in front of the prospective tenants. They won't want him wandering in on them either.

    Hey OP,

    You need to contact the private residential tenancies board or threashold. It is against the law for your landlord to enter your premises without permission. They also cannot arrange a visit without giving you minimum notice. He is completely in the wrong, call those agency and inform yourself on your rights.

    Hi Op. Under PRTB tenancy regulations a landlord has no right to allow themselves into your apartment/house/dwelling unless you permit them or unless there's an emergency. Him being a landlord he should be aware of these rules so just remind him not only is it not on but he's not allowed to do it.

    OP here, thanks for the info, that threshold.ie site is very handy, on a side note, the door of the press under our kitchen sink has fallen off about a week ago, the hinges on it are really worn,its not like someone was swinging out of it, its only me and my flatmate here and we rarely ever have anyone over, it actually just fell off one nightafter i opened it, just a cheap job (the place wasnt even finished when we moved in, there were workmen in the building for weeks after as we were amonth the first tenants in a new building) , and its been kinda loose ever since we moved in but paid no attention to it as we dont use the press for anything except shopping bags, would this qualify under "wear and tear", obviously he's gonna try dispute it and get us to pay for it, I've no problem paying for a new hinge they'd only be a couple of quid

    Have you thought of keeping the front door locked and a key on the inside to prevent access? While your landlord needs to re-let his premises, he should only show it with your advance permission.

    If you have paid your rent up to date, he has no right of access without your advance permission.

    My landlord did this too and i wish i had,had a quiet word with him lie others suggested. was afraid if i was obstructive that he would hold back my deposit. Turns out he didnt send it for a month anyways. one thing i did do which i know annoyed him was to lock my room door so noone could see it. least then you know strangers arent going through your private possessions

    Have you thought of keeping the front door locked and a key on the inside to prevent access?
    This may annoy your flatmate coming home at zero dark hundred.

    From PRTB website:
    :What rights do you have to access your property?
    Once a tenant occupies the property, a landlord is only allowed to enter
    the property with the tenant’s permission or in an emergency. If repairs
    or an inspection need to be carried out on the premises then the
    landlord must make a prior arrangement with the tenant to gain access.

    A landlord has to give you reasonable notice that he will be showing the premisis while you're still living there and have your rent paid up to date.
