Housing standards regulations

    If I were to enter into a lease from 1 Jan 2010, would the lease be subject to the old regulations or the new ones?

    There is a 4 year phasing in clause in the 2009 regulations. Does that mean that if you are already in a lease then its 4 years until the regulations come into force, or does it mean that houses that were set pre 1 Feb 2009 have 4 years to be upgraded (regardless of whether new tenannts move in / sign new leases)?

    Not that theres much material difference between the 93 and 09 regulations from what I can see mind you
