Hi all I have a question which is about a tricky situation that I'm about to tackle. I own a house with a friend of mine. We split the mortgage 50/50. He has moved out recently to live with his girlfriend. He is going to get a tennant into his old room. I'm just wondering is he entitled to all the rent from the new tennant or am I entitled to 50% of same.. I think I already know the answer but I just need an unbiased opinion from a clear head.

What does the contract say? You do have a written agreement, don't you?

Do you still live there? If so, you are benefitting from the use of ~half the house, so shouldn't be entitled to rent. If you don't live there, rent out the other room(s) and get an increased rent that can be shared.

There are fuzzy issues relating to landlord and tenant law and the NPPR tax. https://www.nppr.ie/

Sorry, forgot to say, I'm still living there (here) and our owners agreement didn't deal with this eventuality
