Buying abandoned warehouses

    I was looking into buying warehouses around Dublin and was unpleasantly surprised by the ridiculously high prices of them. I want to setup a chemical supply house and there would be a large investment after I had the property so theres no way I can pay 2000 a month for the warehouse alone. I'm wondering what the story is with old abandoned warehouses. Are there many of them around Dublin? How would one go about buying them and would the prices be significantly lower than well maintained warehouses?

    have a look in to old farm building around north county dublin....plenty of them not in use

    I'm new to all this how would I go about finding farm buildings for sale in the area? I've been looking through real estate sites but all I can find are houses and commercial buildings.

    You cannot use a farm building for a purpose such as distribution without planning permission, and it is unlikely you will get that unless the zoning is right.

    I doubt you can save much money by going into a run-down building which you then need to invest capital in renovating.

    It might be worth seeing what sort of property in your area is owned by the IDA. I know they've a lot of empty surplus buildings dotted around the country which might suit your purpose.

    Your best bet is to get an agent to find something on your behalf. Pay them a fixed fee.

    They'll have knowledge of who needs to sell and whare the best location for your business is. - For chemical supply there may be some restrictions on locations.

    To find a good agent look for a referral from someone you know such as a solicitor or accountant.

    When you were researching prices of warehouses did you ask the agent for the "asking price" or price them online or something?

    Reason I'm asking is that industrial warehouse property is on a downward spiral. Most properties either aren't advertising prices or are advertising pre-boom prices. If you really ask the right questions and negotiate you can get an affordable warehouse or negotiate a lease with a decent rent free period & full fit out - which would be handy for a business start up.

    If you are to retain an agent to source property on your behalf; negotiate a fixed fee rather than a percentage (of the final price) fee. You will hopefully save yourself some money. Another option would be to send an acquisition request to say 5 commercial property consultants in Dublin - pay the fixed acquisition fee to the ones that acquire you the property at the right price. Let them fight amongst themselves to get your fee and do the best job for you.

    hello everybody

    We want to set up a climbing wall and looking for suitable building- should be hight enough and spacious. Abandoned church would be ideal. Any ideas where to find some info about it?
