    OK, I've been offered attractive terms on a soon to be available retail premises that is right in the middle of a busy town.

    Anyone got any ideas on what type of businesses in retail are doing well now?

    Anyone got any specific recommendations on what to stay away from?!

    Why are the existing tenants moving or are the just closing.

    It was some sort of govt. office (HSE, I think) that moved to newer premises out of town.

    About 14,000. I was there at lunchtime today and there was a good footfall of people passing this premises.

    I'm not familiar with Celbridge but wikipedia says it has 17,000 people so maybe a little smaller.

    I was thinking of visiting a number of similar sized towns at the weekend and jotting down all the businesses in them. Then seeing what shops this town lacks. And then trying to find out if these types of businesses are profitable.

    What can you provide that someone locally doesn't, or you can provide cheaper?
    Is the town big enough to support this, or can you use the web to get this volume?
    Are you experienced in running a retail outlet, and are you prepared to run it yourself until it is established?

    Opportunities are there for cheap retail premises throughout the country, just remember there is a reason they are cheap!

I have no experiance in retail but I have run a number of businesses over the last few years. Yes, I would be prepared to run it myself and am well aware of the hours that would need to be put in.

    Takeaway pizza franchises (Domino's etc)
    iPhone retailers
    Penneys style fashion retailers

    Off the top of my head.

    A convenience store will do well if people like the staff!

    An convenience store would be the equivalent of setting fire to the money.

    Pizza franchises are not anything like as profitable as people think, and Dominos don't really want more franchisees (except in one or two crap locations)

    That's difficult to answer without knowing the town. Is it in a major tourist area, flooded with foreign visitors over the summer? Dublin commuter town within walking distance of the station? Arse end of nowhere town with 60% unemployment?

    Depending on the above, a good use of the premises could be anything from gift shop to dry cleaners to pound shop.

    I hate to say this, but what is it that you want to do! There's no point thinking about renting a place unless you have a clear idea what you want to do with same. Seriously!
