small school building extension - architect costs?

    Hi
    Just a quick query. We are having a small room built onto our school or at least hope to depending on finance.
    Anyway, builders quotes are coming in around 60 to 70k. Now on all our government forms they recommend that architect should get 10% however our architect says that with it being so small of a project and because he has to apply for planning, fire cert, design the building & certify it that he will not be able to do it for 10% of construction cost. This does make a degree of sense to me. What would be considered a suitable % for this?

    He will also have to take of the health and safety issues too . The fire cert would not be based just on the extension - the application process would necessitate a review of the whole building . This alone could cost several €1000,s ( €3-5K )

    This is very problematic . The responsibility and liability the architect takes on is a multiple of the value of the works - it relates to the entire school site

    And the D of Ed will insist your architect will sign many , many declaration's formally accepting these liabilities - or no funding. And they won't authorize more than 10% - the school "may find" the rest itself is how it works .

    Catch 22 . To guard against all that an architect would require a fee being a huge % . See how Batt has kept his spending low ?
