    Hi folks. Hopefully someone can help with this. We are about to start renovation an old cottage and we are thinking of replacing the septic tank with a biocycle system. Does anyone know the planning rules for these in respect to distance away from the house. Does the the tank and percolation area need to be a certain distance from the house? Thanks in advance.

    Yes there are minimum distances that the system and percolation area have to be located away from a house, road, open drain, piped drain, well etc etc. You will need to apply for planning permission for this and part of the process will be having a site assessment carried out. In most of the counties I believe that this is done privately but there are a few counties where the local council will carry out the assessment. The result of the assessment will dictate where your unit and percolation can be located.

    Just wondering what regulations are you referring to, SR6, EPA, Bye-Laws, CDP's, or something else ?

    Dwelling Served - 7m / 10m
    Adjacent Dwelling - 7m / 10m
    Roads - 4m / 4m
    Site Boundries - 3m / 3m
    Drinking Water Sources - 10m / 30m
    Watercourse - 10m / 10m
    Lake - 50m / 50m

    Stephen it is dangerous to post things like this here. As noted above it depends what county you are in and what standard they are using. For example in Mayo we still use SR61991 which requires a distance of 20m to the percolationa area and adjacent houses so if the op is in a County using SR6 1991 he could get into trouble using your figures. ( I assume they are form the EPA)

    Yeah sorry , should of stated that these distances are from the EPA. With all treatment units planning would have to be sought if revising existing units (i think). The company supplying the unit would be able to give you more information about separation distances. To prevent any confusion the best and safest option is to consult your local planning authority.
