    Hi All

    Can anyone give me some advice? myself and my partner are looking into building a house, we are meeting with an architect next week for the first time. we are hoping to build 2200sq ft house, anybody know what price roughly we would be looking at? also what should i look for when talking to them, i.e what should their price include?

    Ask the Architect casually about recent works completed. Then ask for contact numbers for these clients.

    If you ask directly for references s/he may only give you tel. numbers of happy clients.

    I wouldn't limit myself to choosing an Architect to design my house. Many Technicians are very experienced, knowledgable and taleneted.

    Hi, payed €2000 (excluding vat) for my architect to design my house and to draw up the planning for the council and submit them. He earned his money as we had him draw up various options before we were finally happy.

    He is also a qualified engineer so he carried out our site inspections and signed off on our mortgage for an extra fee off €1200 which included construction drawings which are a must.

    Very cheap is right ! I guess it depends on the type of house as much as the size. If standard type then the costs would be greatly reduced. If you have a tricky site then worth paying for someone that has good local knowledge of planning, what you'll get etc.

    We paid the following for our AT (all prices excluding VAT):
    Design house and planning application etc - €3,500
    Perculation test: €750
    Electronic survey: €1,000 (requested by council)
    Detailed building drawings and tender process: €5,000
    Sign off house (8 visits included): €2,000

    Seems a fair bit but we spent well over a year on design and got planning at the first go.
    Have spend over 6 months on the detailed drawings to ensure it was spot on before the tender process which we have just completed. He assures us that the price we have agreed with the contractor should not vary as it is priced in so much detail.
    It seems like we're on the phone to him every day and must have met him 50 times by now !
    We're very happy that we are getting good service and value for money anyway which I suppose is the main thing...

    The €3200 was for a 2450 sq ft upstairs/downstairs bungalow. The percolation test was an extra which we organised ourselves for €480.

    The architect we had was spot on, he visited the site 8 times officially but called an extra 4 times at our request at no extra cost as he lives relatively close.

    We are aware that his prices are greatly reduced because of the recent slump in construction which may have aided our costings.

    For the cost he also produced a 3D colour viewing of our final design which was a great help.

    Just spent €5000 for architect, thats for design and lodgement of planning application.
    Have been through multiple iterations over 5 months.
    It included pre-planning, where he represented us.
    We're very happy with the design and it will be well worth it if the planning is approved.

    excluding council levies and such I paid
    1100 design to arch. tech/
    450 perculation
    1500 inc VAT to engineer for mortgage draw down
    my house is 2250 sq ft self build, cost me aprox 140,000 to build on my own site
