Selling a house with 3 beds but with 2 bed knocked into one

    Hi I am currently in the process of selling my house to the local council they sent up a surveyor and another guy don't know what he was for but looked around the house as well. They gave me an offer and i accepted. The house was 3 bed house i knocked down the dividing wall between the 2 bedrooms to make one (it was not a supporting wall) I then converted the attic and put the stairs in the bedroom of the wall we knocked . The council requested a letter of exemption of planning for the Attic Conversion and the Conservatory the conservatory was fine but the Attic is only Exempt for use of storeroom or office, Which i knew anyway. The original plans of my house is 3 bedroom does that now change to 2 bed because of the wall being knocked . I advertised as 3 bed with attic conversion. Any help will be appreciated

    Why is the attic only exempt for use as a store room? An attic can be exempt for use as a bedroom.

    If it isn't exempt, then its currently a 2 bed.

    Why would you advertise is as a 3 bed with attic converted. From my reading, it was a 3 bed, and is now a 2 bed with attic, but it was never a 3 bed with attic.
