Timber frame / concrete

    Hi folks,
    we are thinking of going for timber frame house (315 sq m) at the moment. Very much at the early stages and will be meeting some reps in the next few weeks. Can anybody give me an idea of price of timber v concrete build and also any supplier recommendations would be much appreciated :)

    I don't think there'll be an enormous price difference anymore between timber frame and block build. The specification you finish the house will have a greater effect on price than the method.

    Century Homes in Monaghan would be one of the more established companies for timber frame construction. I've heard they've been laying people off recently but I'm pretty sure they're still operating.

    I have recently finished putting the frame up on a 320 sqm house.
    I went timber frame (TTFC in wexford), and I have to say I've been very happy with them - their closed panel system really is the business - all insulation and slabbing already in the walls, plus the walls are airtight, with mebranes embedded in them, and holes cut out for services etc. Frame went up in 6 days without a hitch. Very professional on fixing the minor snags - no quibbling or anythng.


    That said, the price blocks and block-layers cost these days, I'd say I could have finished the 'frame' part for a good bit less - but It's really hard to say if you could get a block house to be as air-tight and well insulated as a 9-inch timber frame wall.
    Even though I feel I could have had my house up 'cheaper' I think paying the extra for the timber frame was well worth it.

    we were thinking of going timber frame when we first started. but the cost put us off. we were qouted 30000 cheapest for basic timber frame for 2700 sqf 1,5 storey dormer. the price went upto 75000 in some cases with closed panel system. if we had the money we would have gone with timber frame.
    but i believe at this day and age there is good products and tecnology around to achieve good insulation with concrete homes. it is just the time takes longer to build concrete against the timber frame and does it justify the difference in price i do not know.
    the best qoute for timber frame i got was from Armstrong timber frame company, dte and clarkes wasnt too far out either..

    We built a timberframe house as our site is quite exposed to our lovely weather! We went with Dempsey Timber Engineering (DTE) and i found them fantastic. The sales man was very obligent as to were the lads in the office. I would definitely get a quote off them and i would also recommend going timberframe.
