Im looking at calculating fixed and variable costs in advance for my new venture. the size of the unit i will be getting is rather large, and i have all the rental, rates and maintenance calculated, i have the staff wages and a few other bits and bobs calculated too..

but i dont have the vast majority of fixed and variable costs at hand. please add as many in as you please....
the main costs are heating, electricity, insruance, accountant, lawyer,
as well as start up costs of electricals, security, furniture and so on...

the unit will be over 1,000sqm, maybe 1,200..
It will be fitted out to supply a service to people, so i dont have goods to sell over the counter. if any one has a basic breakdown of costs for a unit of this size in dublin, id be delighted to recieve them.. an individual breakdown and estimate is all i need.

    thank you kindly.

I expect it won't be as straight forward just to give you figures off the tops of our heads, further details may be required. If you care to pm me I will respond on my area of expertise - insurance.

Also great to hear of more start ups at the moment, best of luck.

1,200sqm or 1,200sq ft? Big Big Big difference. If it is sq ft im sure you will be able to get a sample cashflow on bank or enterprise board websites which will cover most basic costs. If it is sqm I would be worried you are on here looking for costing information considering the size of the operation. You should be speaking to an accountant with a backround of working with companies of this size.
