renting a large premises in Dublin

    hey all,

    Im wondering if some of you can assist from being in this position previously, and having experience basically.

    Im looking to rent a unit (retail or warehouse) for indoor entertainment that needs to be customer facing, but i can attract all age groups (kids, teens, adults etc). however i need a place that would be perhaps 15,000 square foot or there abouts. The problem with this comes with the pricing.

    Ive read before that people should only pay 10-15% of turnover on premises rental, however its difficult to predict turnover in this new recession market, and as a brand new company.

    from your experience and/or knowledge, what would you expect to pay for a location, can they be bargained down much? (id imagine so in this current climate) and do you know what many other entertainment companies would be setting aside for rental?

    any further thoughts and advice are very welcome,
    im like a spunge for information....
