    Hi, i'm a 4th year Quantity Surveying student starting into the following dissertation:
    Investigate “shovel-ready” construction projects which are delayed either because of planning delays (which are increasing) or difficulties financing the projects because of the banking crisis.
    Any suggestions on how to make this topic stand out from others that may be similar???

    that would be a short dissertation....

    banks will not finance in current climate.

    build costs + site purchase costs will not equate to reasonable asking price...

    short and simple..

    eg.

    site purchased for 800,000
    planning obtained for 10 units (or 80,000 per unit site area)
    1200 sq ft semi d construction costs under 2008 part l = 84,000 (70 per sq ft)
    site costs (including dev charges) per unit average 15,000
    professional fees per unit = 1,500

    therefore break even cost of unit = 80,000 + 78,000 +15,000 = 180,500

    very small margin for error.....


    existing site purchase costs have made development which are currently 'shovel ready' completely non-viable.
    the only way these developments become viable if site is sold on at a loss for a more reasonable reflection of true value (... humm sounds very familiar... ;)
