Services in a timber frame party wall

    i have a new timber frame home bout 2 years old. I recently saw a tv programme where it mentioned that services electrical sockets, radiators etc should not be on a party timber frame seperating wall for fire and soundproofing reasons.

    In our kitchen we have two double sockets and one radiator on the party wall with our neighbours., Is this illegal and should i mention it to the builders of Homebond.

    I assume that the wall is not a solid conc block party wall, which if it is it is acceptable to put services in it, although I have to say I am not in favour of it myself.

    If the wall is of timber framed construction, services can only be provided on the party wall if a secondary partition is constructed adjacent to the party wall and the services are run through this.

    the wall is a timber frame sepertating wall i.e. with plasterboard - no concrete

    we were told at build stage that we could have no sockets etc on seperating wall however when we moved in there was a radiator and two double sockets - there is no secondary partition....

    am i in my rights to get builder back??? the soundproofing is poor in general between the two houses

    you can request the builder to rectify the defect or give a discount equal to cost of repair, prior to purchase. I would refrain from signing contracts until it and other defects are repaired. Buyer beware....

    As a "make-do" measure - if you get no where fast with a NAMA'd - out developer , you could ask an electrician to retro fit these

    Yes you are correct with the services but good look with homebond and the builder. You might need a fire safety officer or something.

    I recently had a leak in the roof of my new house. Unless the cost to rectify is more than 750 euro I am not covered. To move a rad to another wall and the socket. It might come close but i doubt it will be much more.

    thanks to all for the advice i mite make do with what i have as i am in the house 2 years and "assumed" the builders would know what they were doing haha.

    I mite try and install the acoustic protection around the sockets and hope that one day i will get to have my own back on baxtard developers!

    You could surface mount the socket and fill the back with insulation

    im a carpenter. but alot of my family are builders and they do a good job. now im sure if you were a doctor and i said all doctors were baxtards i can gaurantee you wouldnt be happy.
