Planning Cover Letter

    Evening all,

    Does anyone have a sample of a planning cover letter for a new build? I'm just looking for general layout. Is there a set format to follow or is it a personal list of the reasons why you want to build on the site?

    Done a search of the forum and a general google search but no luck.

    Look up any of the Co Co planning section websites. Most planning applications are scanned in and can be viewed in full ..including any letters etc lodged

    I usually put something like

    "please find enclosed doccuments in support of ths application as per drawing issue slip"

    and if there is a housing need requirement I'd put how the applicant complies with it.

    I wouldn't worry to much about it as it is not a requiremet and I have found planners often don't read them and ask questions as FI about something that was already stated in the cover letter.

    Are you trying to do the application yourself? There are a lot of technical issues you can fall foul of which could result in your aplication being invalidated or refused. My best advice is to hire someone who is familiar with the planning in your area, knows the planners and has a good track record. Good Luck!!

    In theory, they aren't needed as all elements and info required for the initial application are contained within the required documents and forms.

    however, they can't help. Treat it as a cover letter in a general sense (like any other letter), good use of english, outline the basics without any details. contact details or involved people etc

    Thanks for the help. I'm not applying myself, my architect is sorting it out. He just asked me to do up a cover letter. Wasn't sure what he meant.
