Cost of Building. AGAIN!!

    Hi guys,
    Sorry I know there have been loads of posts on this topic but I really am confused! We are looking to build a 3200 square foot house with garage attached (300 sq ft). As a ball park figure people have been saying to me €100 per sq ft but I'm wondering what is this to include? Kitchen, bathrooms, carpets etc.? If so, this would be within our budget, however if this is just the basic shell we may need to rethink the size of the house! We are based in Co. Tipp and will be going with a building contractor.
    Any info really appreciated.

    well,
    you could get the place completely finished and kitted out for 100 quid per sq foot. But again, there's hundreds of individual choices that could affect that. 100 euro per square foot should allow for top quality building materials, labour, etc and good quality fittings. But, you could decide to spend an additional €30,000 on your kitchen or windows and obviously it'd all add up..

    It's very hard to know. We are looking at around 140e per sq ft for our house and seperate garage. That is with a contractor. That figure also includes top of range alu timber composite windows and doors, walnut kitchen, heatpump and underfloor heating, oak finish througout. Flooring included too. The builder is building to builders finish and we are finishing it off ourselves. That was with the cheapest contractor we got a quote from, also the best thank god. The magical cost per sq ft all depends on the finish you want. We could've saved 13k on the windows we didn't pvc. It all depends on what you want!

    We are going to come in around the 100e a sq ft mark going with a contractor to his finish and then doing flooring, painting and kitchens ourselves. But to do this we had to make a number of changes to our original spec - oil fired central heating as opposed to the greener ( more exp) options, dropped the waste water recycling and a few things like that.

    If you have your plans, one way of testing out what finish you would like, is to go to a kitchen place and get them to price your plans with the finish you would like including appliances ... if this works out at about 20k or lower, you probably can do it for close on the 100e a sq/ft if you are higher, the finish to your house will probably cost you more .. and yes, I know they can be got cheaper elsewhere but will just give you an idea of what your looking at without costing you a penny.

    It all depends on a lot of factors from insulation ( basic or top of the range), heating options, windows, door and wood finishes inside, flooring, how many bathrooms etc .. ).
    Another way, probably the correct way, to get it costed would be to get a QS to cost out the building costs and then you would know where the money is going and what options cost more and how much you would have left over for furnishing and fitting out.

    Also, when you do put it out to contractors for prices, don't get scared by their first quotes - we nearly died when the first one came back in. Also, good contractors will sit down with you and help you work out where savings can be made.

    Absolutely. My brother in law paid 23k for 90 m2 of pvc windows. I'll be paying 43k for 60 m2 of triple glazed spruce aluclad windows.

    Hi,

    Near completion of a 2400 square foot bungalow which is converted upstairs, the house is built to a standard higher than building regulations require, with numerous extras such as velux solar pannels, triple glazing, pressurized plumbing to name but a few.

    We put this house out to tender last December, we sent out 20 quotes. We got returns from all with prices varying greatly. We picked the top 3 striking a balance between finish and price. We then further negotiated the price with the top 3 and got allot of extras thrown in like painting internal/external, tiling, and a free reign with the electrics.

    When we were happy we selected a builder at a set price, it worked out at €82 per square foot. Allot of builders wont quote you per square foot but will give you an overall cost which is always open to debate. The costs of a build vary, size is only a factor but things like the complexity of the design or the standard of finish will help push the costs up.

    Im am building in Tipp too and building a 2800sqft house,going direct labour,we will build it for 220,000 and furniture it 50000-60000.its going to be an A3 rated house by using top insulation and heat pump with under floor heating.I reckon if we went with builder it would be 260,000 to build it.I didnt go for the the labourers with the lowest price,but the reliableble ones and that does quality work.If you want names or contacts i can send them on.You also have to check out the cost of heating a big house,this is where you money could be wasted in the future.

    we are nearing completion on a 2900 sq ft bungalow with upstairs completed. we have put in good quality materials, spent a lot on insulation, triple glazing, solar, stove, hrv etc. Cost is going to work out at about €100/sq ft but this includes things like the kitchen & furniture for the house (category 2 expenditure) and flatscreens (category 3!). Also includes driveway, garage and entrance but father is an electrician so we did well there.

    i would think that 65 to 75 euro sq/ft would give you a good spec builders finish these days and you can spend as much as you want after that kitting it out

    Hi all,

    We are in the same position our house is smaller tho 1850 sqft. We are getting quotes in for around €75-80 per sqft in Offaly for a builders finish which I think is prob normal to good prices but we have yet to get all the quotes back.
    But it should be the bigger the house the cheaper the sqft, economies of scale and all that....

    We were not thinking of getting a bill of quantities as the rates coming in are good. But reading this board im thinking different.
    Are we mad not getting one and what are the real benefits?

    can anyone tell me house much an 8000 sq ft house would cost to build? just the house nothing else, land isnt an issue

    An 8000 sq ft house? You'd be looking at 100e min a square foot. So that'll put you at 800k. Your heating system will cost you a fortune. Your windows will cost you a fortune. Your council contribution fees will be astroomical. To be honest and apologies if I sound like I'm being facetious, but if you have to ask about how much an 8000sq ft house is going to cost should you really be considering it?
