how much to complete this house?

    Hi boards members

    I am looking at buying a semi completed house about 30 mins from Galway

    Anyways the house has all the walls + roof + attic velux windows done
    no windows or anything in yet

    Its a 4bed dormer bungalow about 190m2 with another ~ 80m2 possible in attic

    Will have yet another look at the site soon and will get a surveyor in before buying (if buying), any recommendations for surveyor in galway area? to get an opinion about structure and potential of course, and to get an opinion, but of course i dont mind any opinions offered here on boards

    I am trying to draw up a list of costs to see how much it might take roughly, i do realize its a very wide question so maybe we could have an interesting discussion?


    So i figure:
    * electricity into the house, ~2k? theres line 30 meters behind the back?
    * water into the house, ??, water pipe 20meters in front on the main road
    * septic tank, ??, the house is on a slope with front garden being lower and back garden being higher than house
    * insulation, ??, no need for anything too fancy i suppose, cavity walls and attic
    * windows and doors, ??, ive no problems with PVC but open to suggestions, about 15 windows, 1 front door, 2 large kitchen doors
    * electric wiring inside the house, ??
    * plumbing, ??
    * oil heater and radiators ??
    * plastering, internal and extenal, ??

    can do painting and floors myself

    am i forgetting anything else? is there any irish forums on completing houses or building own
