Order for finishing out house

    We are nearing completion of our new build - can't wait to finally get into the house. At this stage the plasterers have about 2 weeks work left. What I am trying to figure out is the best order to try to complete the work. The work that is left is as follows:

    1. Painting
    2. 2nd fix carpentry
    3. 2nd fix plumbing
    4. 2nd fix electrical
    5. Tiling
    6. Kitchen installation

    In peoples own experience is there a best order to do these items? My inclination is to get the painting completed before anything else. However, this means that I need to wait a few weeks after the plastering before that can be done which holds everything else up. It also means that there will have to be a bit of touching up as the walls are bound to get slightly damaged with the other work.

    All suggestions appreciated!

    I can only speak for my profession(painter), but our best bet (ideally) is to get your painter to finish all ceilings, and put at least one coat on the walls, before any floors or fixtures go in. Then they should be the last in again, as there will inevitaly be damage caused from the other work.

    However, it'll always depend on your timeframe, and the people you've hired. Enjoy your new house.

    Hi Klim, I was just curious as to how long you must leave the plastering before you paint?

    Also I was told that once the plastering had dried if you gently sand the walls with the finest of wallpaper it helps. Is this something you actually need to do?

    The order which I am aiming to go with:

    Painting
    Plumber Second Fix
    Electrician Second Fix
    Tiling / Flooring
    2nd Fix Carpentry
    Kitchen

    The reason for this is that I want all trades out of the house before the flooring goes down, before the stairs goes in. This will ensure that only the builder (supervising) and the carpenter are in the house at that final stage.

    Under normal drying conditions, I find four weeks is ok, but just check with your plasterer as to how long he advises. If you're pushed for time, you can hire a de-humidifier to speed up the process.

    As for sanding the walls, I've never had to so far. As long as the walls are dried out properly, there should be no issue. The only time this may be needed in my opinion, is if the plaster is too 'polished', ie, over smoothed during plastering. You will then get a degree of 'mapping' effect on the paint. It rarely happens though, but its very hard to tell its polished until you actually start painting.
