Loans and profit analysis question...

I am currently writing up a business plan with intentions to present it to the bank to aid my request of a small business loan to help get me started.
I have done some research and some banks have online business plan ideas that recommend including cash flow projections as well as an accurate break even analysis.
I was just wondering if these are a MUST and would anyone have any advice on how to predict such figures with no information available on sales for the sector?
I also had a meeting with a Bank Of Ireland manager yesterday on general issues but a friend who has his own small business recommended AIB for business loans. Would experienced entreprenuers here agree?

Any help would be greatly appreciated!

    Regards,
    Mark
