Planning advice in Kildare

    Hi folks,

    I'm trying to get an "expert" opinion on how likely my fiancee and I are to get planning permission for a one off house in Kildare. I have been searching google for a planning "consultant" to have, perhaps 30 minutes, of a chat. I haven't had any luck as of yet finding someone suitable. (Obviously I'm looking to pay for a consultation not looking for a freebie but it's only an initial discussion.)

    Has anyone any recommendations or suggestions for me? (I believe recommendations can only be by PM.)

    Hi There,

    We got planning in Kildare just over two years ago but only starting now. The other half is from Kildare and I will be emigrating! We got planning on a site that previously was turned down for planning. My advice is to organize a pre planning meeting with Kildare coco. I think they do clinics (check there website or call em). At the pre planning be organised and armed with plans, site maps and photographs. Have an open discussion and try to find out what are the potential problems with the site/house from the planners perspective. Keep notes from the meeting on all the points covered. When submitting the application then add a cover letter going through everything you discussed and what you've done to overcome any potential issues.

    Planners do get a bad rap and sometimes maybe justifiably, My experience was that once we addressed the planners concerns there were no major issues. Once you provide enough info for them to cover their own asses your sorted. I would also send in lots of extra information with your application such as site photos from different points on the site, pictures of existing houses in the area, I even sent in a stone sample. Talk to them yourselves and do it as early as possible. If site is elevated you may need to reduce your ridge line etc etc. Theres always going to be some give and take...
