    I have received my first quote back for the construction of a TF 2600 sq ft dormer in the West. It is much more than I had mentally been budgeting and whilst it is high spec and designed to get a very high BER rating I am wondering if there are ways I might still achieve a high BER but at a lower cost. I would like to get people's feedback on some elements of the quote which I will list to see if people feel that these are expensive/overpriced.
    The total cost includes everything except sanitary ware and kitchen units is approx. €350,000 ex. VAT.

    Some elements of the quote:

    Preliminaries €26000 - includes Site supervision, Site Accommodation, Teleporter Hire, Insurance (€3600), Power, Scaffolding etc.

    Insulation €21500 Rockwool and Xtratherm

    External Plastering €15000

    Internal Dry Lining/Plastering €32000

    Windows/External Doors Alu-Clad (approx 30) €35000

    Electrical €8500

    Condensing Boiler, Underfloor Heating, Solar Panels €31000

    €47,000 for plastering? that looks way off for a start.. Insulation looks high to me too.

    Including VAT, you'll be close to 400,000 or €154 per sq foot excluding kitchen,etc.. I think every part of the contract is over-priced..
    One of my quotes wa €100,000 more than what I'm doing my house for and we're not scrimping on anything. You should be able to build the house for 100,000 less than that. Hopefully this is a first quote you've gotten and it may just be that the guy doesn't particularly want the job and decided to price himself out of it..

    Possibly some of the things you see as a must are a bit OTT. I'll have all my windows and doors in for 15,000. They're Rehau uPVC windows and composite doors. 35,000 seems excessive..

    The windows you should source yourself then you will know exactly what that cost is and it will be under your full control. We're building a 2100 sq ft house with a ground source heatpump, UFH Upstairs and Down. That cost is 20k. Our alu timber composite windows and doors are 25k. But like I said windows are hard to guage, source them yourself.

    assuming above 25K for sanitary ware, kitchen and painting....

    that is approx €144 per sq ft... which is expensive by any measure.

    However, if what you are receiving is high quality then whether its worth the money or not is a choice only you can make....

    its possible to construct an A rated concrete dwelling for approx 15-20% less.

    Syd, you forgot to add the VAT... it'll bring him up to 163 Euro per sq ft..

    €350,000 & vat?? If we're talking gold plated everything then fair enough.
    If not then i reckon somewhere around €250,000 - €280,000 would be the going rate.

    you are being ripped off,go direct labour and you will save over 120000.I am building 2800sq ft house and will build it for 220000.It will cost me 35000 for block work and foundations up to roof pate.I am getting all my heating and plumbing with geo thermal heating for 25000 incl vat.Insulation will cost up to 10000 with very good u-value achieved.You should get a quantity survier and you will still save money.

    Condensing Boiler should cost about 700 euro, solar panels about 3.5k
    cost for dry lining & internal plastering is comical
    3600 for Insurance????? why on earth are you being charged insurance? any builder in business needs to have their own PI insurance.

    maybe i'm incorrect, but you're suggesting you want high spec and to achieve a good BER Rating, yet the insulation cost of 21k includes Rockwool. for 21k i'd be expecting to get a far higher spec of insulation than rockwool, i know xtratherm do a product called inter-lock or something like that which works like an accordian and is ideal for placing between beams/rafters in the attic

    Get yourself a QS, get a bill of quantites done out and get builders to price it according to that, in this manner you'll be able to see how each builder has priced each item.
