capital gains

    hi all ,
    so i have come across a problem i may experience with capital gains.
    my self and my partner "intended spouse " have acquired planning permission on a site that i bought and both the planning and the site is in my name only.
    my past company in construction has left me with a shaky credit score . and in these times with the banks being as cagey as they are i am unlikely to get a mortgage , but my partner can and she can get enough on her own to cover the build .
    but because its my name on the site and the site is being used for collateral i need to be on the application . if it transfered it to her she is subject to gains tax , is this right ? is there any way of lowering the tax ? we both live on the site too ??
