Garage Conversion

    Hey,

    We've decided to convert our existing garage into a granny flat - no change to the existing dimension of roof etc, so no problems there & it already has a window in the bakc.

    Issue is that we want to put a seperate door & window at the front of the house where the lift up door currently is - I phoned the council & was told that they 'don't think' I'll need permission, which suprised me......I'd like to start as soon as possible, but dont want to find the council suddenly turning up one day..

    Anyone any ideas if planning is likely to be necessary.

    Seems u are okay

    While u may not need PP, u do need to comply with building regs


    In the meantime if u tell us a little about the existing structure we might have some ideas on do's and dont's as this topic is common enough here.


    One topic for consideration: do u need internal wheelchair access from flat to house.

    it is one of those slightly grey areas but I have come across this before with my local PA and permission is required as you are effectively going to end up with 2 dwellings. The garage may be converted and be exempt providing it is for the enjoyment of and integrated into to the existing dwelling.

    Im a bit surprised at the answer you got from your local PA. Was it a planner you were talking to or a clerical person?

    Its a grey area, not specificly detailed in the planning regs.

    It could be seen as exempt under garage conversation.
    It could be seen as requiring planning under new construction

    The front elevation is also a grey area.
    Most LAs (and likely ABP also) allow alteration of the front elevation (normaly requires PP) when the work is a window for an exempt garage conversation, however, the presense of a door may be an issue as it differs from precedent for these conversations.


    Best advice, is to get a section 5 declaration
