New house issue

    I hope this is in the right forum, I can't see any other that suits more.

    I have legal questions in relation to a new house that I purchased.

    I bought a new house about 3 years ago. On the plan, it specified that there was going to be a park across from the house. I enquired when buying the house to ensure this and I was told if it was on the plans then that is what has to be there. Just after I moved in, the builders but in railing around this area where the field was supposed to be. They obviously intended on building more houses here as they had a few odd bits of machinery but due to the credit crunch (I presume) they never managed building anything. Now there is what can only be described as wasteground opposite my house with dingy railing going all around them. The reason I chose this particular house was because there was supposed to be a field in front of it. It is also in a little cul de sac so it would be perfect for my kids to go out and play football etc. (I don't have kids, but will have soon fingers crossed). Is there anything I can do about this?

    Now, the house. The house was grand at the start. But within weeks cracks started appearing on the walls and ceiling. When I say cracks, they are big cracks and they are all over the place. There are other things wrong with the building. There is a hole in the roof that was there that the builder refused to fix. I was also told yesterday that the gutters were not put on right either and not they are damaged. They only used one screw instead of two to screw in the brackets and not all the gutters need replacing. This is just disgraceful building.

    I have spoken to the builder about it and he told me to F off because he is finished with the houses.

    Also to top it all off, the management company have been sending me €500 bills for the last 3 years. They do not do anything. There is no security, there is no grass to cut on my road, they don't do anything. I tell a lie, those railings that they put up around their intended building site, they painted them black. That is the only thing they did. I, along with everyone else, refuses to pay it.

    So does anyone have any advice in relation to a) the park that is supposed to be across from the house and b) the maintenance that needs to be performed in the house.

    Someone told me that a new house is under some bond or something for ten years.

    Any advice, legal or otherwise, would be gratefully appreciated.
