Contractors Prices / region / sq ft

    Okay, as the title suggests I would like a little feed back on the pricing trend of building contractors in the different regions. Given examples over time will indicate the direction of costs and may help point out to us contractors who are way off the mark.

    I am talking about prices adjusted to include for a 'builders finish', ie.,
    Not including: kitchen, fitted wardrobes, tiling, floor coverings, fire front, septic tank, treatment system, entrance, finished driveway, landscaping.
    Including: footpaths, ramp access, plain white sanitary ware, all insulations, smoke detection and fire alarm system.

    I think it would be of benefit if the following were answered for each reply:

    Let me start off by doing one for a house we tendered out 3 weeks ago:

    Location: South East

    Type: Bungalow

    Cost per sq ft: € 68

    No. of Contractors Tendering: 9

    Incidentally this house was not advertised for tender, the 9 contractors who came to me for the pack were all be word of mouth. I mentioned on a site 6 weeks ago I had a house for pricing.

    Type : 2 Storey

    Cost per sq foot : 80*

    * Note does include septic tank, slate roof, fairly high insulation spec, raft foundation (not including rock breaking that was needed), raft for garage ( 6m*9m, but not rest of garage), foundations for walls around site

    Currently doing blocks at the mo. Highly recommeded contractor - no1 on both architects and engineers list. So far any discussions/changes have been easily dealt with.

    Price: €122,500 = €57/ft2

    Outside of Dublin those costings seem very reasonable! Has anybody any idea what it would cost in Galway?

    When all "the pretties" are added ( kitchen / floor coverings / wall tiling / decorations etc ) are added turn key is typically €200/ft2 +

    Type: 1350sq ft 2 story detatched c/w 300sq ft non habitable attic space
    Methode: Closed panel timber frame, block outer leaf, dashed.
    direct labour

    Cost per sq ft: € 100 approx builders finish or €81 if attic included

    allowing 40k to finish:confused: from i.e. kitch, bathrooms, floors etc etc 'nicities'
    also have 18k on top to allow for over runs, as we are only about to clear
    the site
