Contractors for house build

    We have just got planning permission after a 1.5 yr slog!!!We are hoping to start building asap pending mortgage etc and have just met with contractors to get some quotes.We would not be able to go direct labour as we are not moving back to the west yet.
    However we came across a business who provide a project manager who acts almost like a contractor but use direct labour to get tradesmen. Then the manager takes their fees. They reckon it is cheaper than a contractor.We are keen on this idea as would love to save money!!!
    Just wondering if anyone has a view on this or advice much appreciated!!:)

    unless the 'project manager' takes full responsibility for fixed priced subcontractors, all insurances, no extras, building regulations compliance, all health and safety issues etc then there's absolutely no point hiring one.

    A contractor is fully responsible for all persons and process on a building site until completion, if you use a 'project manager' who is responsible..?? you???

    Stick with a contractor, the rates are very low at the moment and the peice of mind is priceless especially if you are not there. I spent weeks planning a direct labour build while building rates were €120+ per sqft. Direct labour I worked out I could build my home for approx €70 per sqft. At the time it was worth it but now rates in my area €75 for a contractor.

    Have to agree with others here, it sounds a messy concept that could be a receipt for disaster along a number of front.

    Search this forum: there are loads of previous posts on what u need, the key one is someone who can sign off on the build for building regs and the stage payments on the mtg.

    You also need a very clear spec on exactly what materials u want used, otherwise u risk being taken for a ride.

    The key ones are insulation/windows/ doors/ electrical/bathroom/kitchen fittings etc there are more but u get the idea.

    The important point is that if u are vague on the spec u run the risk of getting the very minimum
