    If someone has been in possesion of a building for 18months, has done all the required work (and more) and has spent a fortune on it, with the consent of the owner but without a lease, what legal entitlement to continue trading do they have??

    Would love some help on this..

    Well the owner has given keys to the premises and informed the tennants to have all the work carried out in order to be able to open the premises. The plan being that the tennant would offset all the costs involved against any future rent.
    Eighteen months has passed and the premises are now ready to operate, but there is no lease.

    What is the legal standing of the occupier?

    If the situation is as you say it is, then you need proper legal advice - given the amounts you imply are involved, don't ruin your position by looking for the 'bar room' variety on a public forum.
