Plumber Quote Crazy or Not?

    Just have received a quote from a plumber to 1st and 2nd Fix a 3100 sqft dormer house for €17,300 to do the following:

    1. All 1st and 2nd Fix
    2. Supply and fit condensing oil boiler, 17 rads with thermos, 3 towel rails
    3. Dual coil 300 ltr cyc ( No solar panels fitted or included), oil tank
    4. Three zones and all system pressurised
    5. Excluding sanitary ware

    Personally I think this quote is way over and just wondering if anybody has got a quote for a spec similiar to the above? Am I better off just getting a quote for labour only and purchasing materials myself, anybody any idea as to what the materials above would costs and what labour should be to do 1st and 2nd Fix.

    Hi Scarriff,

    That seems a little bit steep to me.

    We are getting :
    1. 1st and 2nd fix
    2. Supply and fit condensing oil boiler (located externally), 12 rads ( I think) with TRV's, 4 towel rails
    3. Fit out of stove with back boiler and pump
    4. Triple coil 300ltr cylinder (solar panels, oil and back boiler feeds) - also has a built in immersion as far as I am aware, but not 100% sure.
    5. 3 zones
    6. Supply of sanitary ware and solar panel installation separate

    all for 13,950 +vat.
    This is through our main builder - he origionally had a pc sum in for heating and water services, so we wanted it pinned down a bit more

    Any idea as to what the split between labour and materials is in your quote?

    Sorry we didn't get a breakdown - the price was fed back to our contractor after we met with the plumber and agreed all to be included.
    Sanitary ware installation is included in that price too ( 4 bathrooms/wc)- just noticed I didn't call that out.

    Hi Scarriff...similar spec as yourself with one less rad (and pressurized system)...3 months ago was €17.5k plus vat, solar panels (think it was 3-4) extra 5k.

    2 weeks ago (different plumber) 13K inc vat ex panels. Also got a labour only (different plumber again) price 7K...I have estimated the materials approx €6k.

    Hammer him down and get few more quotes...also check rad spec, boiler spec, pump specs etc...brands, efficiencies etc

    Hi Scariff, Iwas quoted 4800 (cash) for labour and labour pipes, fittings install 14 rads and shower doors and connect to a Air to Water system. If you are living in Scariff the plumber in question only lives a few miles away from you and is extremely neat !

    Hi OP.
    i have been involved in a lot of site work and the best tip i can give you is this.

    Have each plumber detail what they will do.

    I am assuming the solar panel are an add on later. Have the plumber run 2 stems up into the attic very neatly and stopping on the side of the house where the panels will go.

    Lastly, Its very hard to compare quotes with quote on this respect. There is general prices for 1st fix and second fix but it depends.

    I would say seen as though your pricing is so high get 4 quotes. 2 from contractors and 2 from plumbers. The only problem with the plumber over the contractor is you generally have to supervise the plumber more. But if you ask me this is not a bad thing.
