Best way to acquire premises?

    Hi folks,

    I'm new to these boards so thanks for having me.
    I'm looking to set up a Business in Dublin's North side. It will be a montessori school and as it is a business that needs specific ratios of floor space (ie. toilet, kitchen, play area etc.), I was wondering if you kind people would be able to advise me from your previous experience as to how best go about seeking a good spot to set up?

    Should I contact estate agents to find one for me?
    Should I get something that is Ok but needs doing up?

    Hi All,how do peple feel feel about radio advertising,ive tried the local papers before,but now have an offer to try local radio in my area,i think its about 18spots over a 3 week period,for around €500 plus vat,keen to hear replies

    Unless it is quite small, it is probably a special, specif setup. A lot of developers have built these as part of larger developments in conjunction with childcare groups.

    Doing up a place to the required standards - you could do it, but there are a lot of planning issues that you would be taking on. But it certainly can be done.

    there are units 'out there' in the market which are designated for childcare, especially in new developments. For example, there is such a site vacant in Santry Cross in Ballymun (Lisney's are handling it, I think).

    This might not seem like a great spot for childcare, but you might be surprised. It is near major road junctions.

    There may well be similar sites available around Finglas.

    I know you are thinking about montessori rather than fully-fledged childcare, but I'd wonder whether you will make the money you'd need from a montessori school alone. I don't really know the business model, so I can't say.

    This is not a cheap business to get into.

    That local radio deal - I don't think it will do you any good on its own. If it is one of the smallest radio stations, then it will do you no good at all. I'd guess that direct mail, targeted local newspaper display ads and leaflets targeted at a particular area might be the way to go, but you'd need to get advice on that. Realistically, you are going to be spending thousands or tens of thousands on marketing to get a childcare business of any scale off the ground.

    You are competing with brands which are now established, like Giraffe. These guys also seem to have financial strength.

    Is there any way you could work in conjunction with an existing group, if the montessori side is the part you are really interested in?

    Just be careful with advertising... A lot of money for no real guaranteed return...
