buying a new house...how much for solictor fees

    hi, i am buying a new property in the next few weeks in cork and i am wondering how much will a solictor charge me......i am open for offers or advice on some good and cheap solictors please

    i paid around 2000 quid. thats a bargain basement fee. the company is called 'buy home/sell home". we did find our solicitor quite unreliable, and we found ourselves constantly calling him and getting no communication, but the job eventually got done, and using that company saved us maybe a grand or so

    Anyone that gives you an 'all-in-fee' is usually hiding something unless they break them down for you.

    There are two elements to property fees:

    1 The professional fee: this is what the solictor will charge for his/her time.
    2 Outlay: these are government charges, registration fee etc that you can't avoid.

    Be very careful when choosing, ask them for both what their fee is, and what outlay they estimate. And get the quote in writing (it's the law).

    Decent solicitors are charging between 1000 and 1500 professional fee. Anyone higher is overcharging, anyone charging less is probably using unqualified staff that aren't insured.

    Also ask if you will be given a direct phone line to the solicitor in charge of your file. Check it works!!!
