    got any good estimates on how much it is build? I'm hearing 70 to 90 euro per sq ft??

    Hi there AJE,
    I am building currently & am looking for prices for slating, plastering & stonework.

    Am self building but had a price of 110 euro per sq ft from contractor in march

    In east Mayo it has been around 80 per sq ft to builders finish for years, according to the contrctors!! untill you actually go an price it, then it usuallly ends up being a lot more!! The cost is going to go up when you try and achieve compliance with Part L of the building regulations 2007 which are now fuul in force.

    must research what Part L of the building regulations 2007 is, never heard of that so better be safe than sorry

    we just got a quote from a builder. The house would still have stuff to be finished such as no lawns and a few bathrooms still to be finished but thats no problem. Also we had to give up holocore flooring but we are getting double fire proof slabs instead. We are also getting a central vac system, 150mm insulation and the works for heat recovery, stairs to and chipboard for the attic, all the capentry stuff (doors, arch etc etc) flooring (both tiles and semi solid), oak stairs, painting inside (undercoat), a big electical spec, 2 outside sockets, a shed outside to host the boilers and pumps etc all for 73 euro a sq ft which seems to be what people are charging today. The max quote we got is 88 euro a sq ft for the house to be completly finished.

    As i said the house won't be finished for the 73 euro but once we stick in the kitchen we can move in.

    Since I am building piecemeal, I am searching for the best price for each job.

    My next big job is to lat, felt and slate the roof. I am having difficulty getting a straight price for the job - its roughly 5000 slates (standard fibre cement - 60x30). Any idea anyone on the going rate?

    I have been pricing materials block, sand, cement, lentils, insulation, sills, lead, timber, etc .. it really pays to price around - and don't stop pricing once you have purchased from one supplier, they may not be the lowest price for next item.

    are you looking for someone to do the job for you or are you doing the job yourself?

    I am looking for someone to do it for me. I need a slater - not too many local ones - there is one but i'd like to have a guideline price before approaching him. Also, are there hidden charges to be revealed once job is complete? i.e. felting, latting, slating,lead around chimney - is this labour all included in the price? Ask about money posted €1 per slate last year.

    I am trying to buy as much off businesses in the west as I can to help jobs - however I have made them aware of price difference between them + north.

    Two suppliers in galway are very keen and are as cheap for a lot of materials - but you have to keep chasing them, to keep them on their best price - same day deliveries to connemara too.

    If you get a cowboy you will have hidden costs but if you get a decent roofer they will quote you for the whole job (I’d say v. little roofers are cowboys but you don’t know a cowboy till the job is done). Most decent builders now quote you for the whole job (just make sure you define the job). But check out that link earlier, seems to advise what needs to be done to roof and make sure you sign the contract to include everything and keep back 10% until the job is done (but sure I’d say I am preaching to the converted). Also get a homebond book, costs 50 quid in Easons but worth it if you are building. It tells you everything you need to know. Research the area and make sure it is included in the contract but it sounds like you know what needs to be done.

    Then look for roofers in Galway, Clare, Roscommon or Mayo and don't get quotes of those websites that give you quotes of 4 different guys, not worth it.

    My dad had his roof slated 5 years ago, he had concrete tiles till then (you can see why he did it) but he didn't have to do much so I don't know too much about the job but I do know you'll get a good roofer no prob (allot of chippies do roofs too)

    Best place to find decent builders is to go to your engineer or architect who designed your house and ask them for numbers of a few roofers or carpenters etc, they know who decent guys are as they work with them everyday.

    Finally post a new thread for roofing, just incase there are a few chippies or roofers here, you'll get better advice. Congrats on starting your build and best of luck with it all.
