    it is a massive weight off our shoulders, it has been dragged out for nearly 18 months!

    It has taken us 6 months to get to breaking ground.

    Depending of course on your circumstances I would suggest get cracking on your finance, the banks are really dragging their heels on this these days. Took us almost two and a half months to get ours! Start gathering all your necessary information, can take a long to get it together.

    I would also advise going to talk to a broker as they have access to a lesser known company (deal only with brokers) who are currently one of the cheapest lenders. If you own the site already, they also lend up to 100% of the building cost provided that the borrowed amount does not exceed 80% of the valuation upon completion. Many of the mainstream banks don't seem to be doing this anymore.

    In arranging the finance, I would also stress the importance of making sure your figures are as accurate and tight as possible and that you allow plenty of money for contingencies. A neighbour has just run out of money on their build. The major snag is they got a pre-construction value of the house done for the mortgage. They now need to top up the mortgage. As the economy continues to slide the value of this property will now be worth less than its original expected value and he has to bank to give more money? You can see how the banks would be apprehensive about giving them more money.
