    Guys,

    Hoping to get some help here.

    I see alot of posts here on the different aspects and costs associated with a new self build. There is an overview covered here (http://www.myhome.ie/residential/advice-centre/1021-1114-2379/self-build-estimating-your-building-costs.asp) but there seems to be many more fees that I would like to may sure I know about before starting.

    As I'm only at the stage of planning, could someone tell me individual costs that I should be looking at (before site clearance and raft). As the title may suggest I would like to ensure that I cover "you only get what you ask for" that I see posted when discussing the planning with potential architect.

    Also, is there any way off finding out the loval charges prior to submitting for planning ? (Galway Co)

    Planning application Fees,
    Architects/AT's fees, should include OS Maps & Newspaper Notice,
    Site Purchase,
    Stamp Duty,
    Solicitors Fees,
    Watertable & Percolation Testing if needed,
    Fencing/railing off site (depends on the deal you have)

    Council may ask for Hydrogeological or Archeological Assesment.

    The above are the main ones which come to mind but all of them will most likely not be payable by you. Your Architect/AT should be able to enlighten you.

    Just to add a few:
    Site survey,
    Site suitability testing and soil investigations,
    Landscape design (if required)
