Mortgage for BTL in Northern Ireland

I'm looking at buying a property in Northern Ireland. It's for a family member so the financial merits of the investment are secondary.

As a % of income, repayments would be relatively small due to a large deposit and low prices in the location I'm looking at. I'm already a homeowner (modest mortgage outstanding) down south with a good credit history. My regular savings greatly exceed what the mortgage repayments would be and I've an extremely secure job.

Are mortgages readily available from southern banks for cross-border BTL purchases? The BOI website suggests they only do "equity release" based on southern properties and AIB says nothing on their site.

OK, can I put it another way?

Does anyone know, or can anyone recommend, a mortgage broker who might be experienced in cross-border mortgages?
