SBEM-BER For a Shell & core building-Need Help!!

    Hi all,

    I have been asked to do a BER on a shell & core unit, which is to be turned into an office space by a future lease tenant. The landlord of this commercial property needs the BER done to finalaise the lease documents. I have entered all the details in SBEM for the unit, including geometry, zones etc, but in building services I have left everything blank, as the building currently has no Hot water, heating lighting or ventilation services yet, as these will be part of the fitout by the lease tenant.
    Is it possible to get a BER with no building services entered?
    It is coming up with an error when i try to calculate the BER.

    If you are an SEI registered assessor for non domestic - you should not need to ask .

    If you are not SEI registered - you aren't permitted to issue the cert

    Thank you sinnerboy for your smart reply.
    For your information I am a recently registered assessor.
    Just because someone passes an exam, doesnt mean that they know everything. This forum is for ADVICE,HELP and DISCUSSION not smart replys.
    My gut feeling is that the software will not work without building services systems assigned to it, I was merely seeking more advice on this from someone with more experience, is that too much to ask???????
    If you know more than me on this, congratulations, and I would appreciate if you would share your knowledge on the forum.

    Apologies Burly . :o

    From DEAP experience - defaults assume that heating and DHW are fuelled by electricity . If a house has no source of heating - users will go to P*****r City and buy hot air blowers and boil water on the cooker .

    Will produce a lousy initial BER result .

    I am not registered for non dom and don't know NEAP .

    But I suspect that elec heat sources is the way to go for you .
